The Development Review Committee (DRC) typically meets the second and fourth Wednesdays of each month, and provides an opportunity for developers and citizens to get development questions answered. Please see the 2020 calendar for exact dates. Meetings are held at the Dunedin Community Center, 1920 Pinehurst Rd. The DRC is made up of internal staff from engineering, planning & development, fire, solid waste, economic development, and parks. By attending the DRC, the applicant can get all of his or her questions answered at the same time, and any conflicts that may arise can be handled at once.
In order to attend a DRC meeting, each group fills out a DRC form and provides a basic site plan for review by the appropriate city departments. This establishes among other things, the compatibility of the proposed development to the surrounding area; conformity to the development regulations, comprehensive plan, zoning ordinance, and other applicable requirements and regulations; adequacy of existing facilities to serve the development; and identification of procedural guidelines. City staff will review the basic site plan during the pre-development meeting, and advise the developer or designated agent of the extent to which the development proposal conforms to appropriate regulations, requirements, and policies. In an effort to receive public input earlier in the process than at the Local Planning Agency and City Commission hearings, staff has implemented a new public input session for all Design Review applications, as follows:
Each Design Review application received will be available for public review at the first DRC meeting following application submittal, at 11:30am in the 2nd floor conference room, located at 737 Louden Avenue. Plans will be displayed on the conference room screen, with limited staff available to receive questions. The applicant(s) may attend, but are not required. Notes will be taken, and will subsequently be distributed to attendees and applicant(s). The notes will include answers to questions that staff could not answer during the meeting. On the first DRC agenda of each month, there will be a standing item for public input at 11:30am. If there are no Design Review applications to be reviewed, then this item will be cancelled. DRC agendas are made public on the DRC webpage, and meeting times are listed on the City’s website calendar.
