Division Activities

The Code Enforcement Division addresses a variety of property issues in order to maintain and better the quality of life for our residents.  Violations of the City's code, Florida Building Code and International Property Maintenance Code affect the community's health, safety, environment and property values.

Balancing the general public's welfare and property rights of individual owners when it comes to enforcing the City's codes is an often difficult assignment.  Our Code Enforcement Inspectors have refined skills and knowledge, and participate in continuing education in order to better serve the community.

The main goal of the Code Enforcement process is to achieve voluntary compliance.  If a property owner fails to voluntarily comply, the Code Enforcement Inspectors can pursue further action before the Dunedin Code Enforcement Board (DCEB).

YOUR OWN PROPERTY:  The City's Code Enforcement Inspectors are happy to work with a residents and property owners to bring their property into compliance with City codes.  If you need our assistance, please contact us by phone or email.  Please bear in mind that the inspectors are normally out of the office during the day doing inspections but they will get back to you as quickly as possible.

If you see this sign (below) posted in the yard of a property, it indicates that we are aware of a code violation(s), and the City of Dunedin Code Enforcement Division is taking actions towards compliance.  Many times it is an abandoned home or a home in the process of foreclosure activity.  These signs are being posted to make neighbors aware that there is an open code enforcement case.  Many times we receive calls just to inform us of these properties, and the signs are for your information only.  However, our numbers are posted on the signs if you wish to give us new information or to speak with an inspector.

CITY ORDINANCE: Dunedin's Code Enforcement ordinances are found in Chapter 22 of the City of Dunedin's Municipal Code of Ordinances.

DUNEDIN CODE ENFORCEMENT BOARD (DCEB): The DCEB is comprised of volunteer citizens (seven regular members and two alternates) appointed by the City Commission.  They meet on the first Tuesday of each month to consider code violation cases brought by the City.  The Board considers all code enforcement violations based on testimony and evidence presented at the hearing by the City and the Respondent (property owner in violation).  The Board's complete Rules of Procedure can be found here: DCEB Rules of Procedure.

PUBLIC RECORDS NOTICE: Under Florida law, e-mail addresses are public records. If you do not want your e-mail address released in response to a public records request, do not send electronic mail to this entity. Instead, contact this office by phone or in writing. Pursuant to FLORIDA STATUTE 119.12, public record requests to inspect or copy public records may be made to the city's custodian of public records, the City Clerk's Office at 1415 Pinehurst Road, Unit D, Dunedin, Florida 34698. Pursuant to Florida Statute 119.12, if you wish to assert that you were denied access to inspect or copy a public record, you must provide a written notice to the city's custodian of records, identifying it as a public records request, at least five business days before filing a civil action. The notice period begins on the day the written notice of the request is received by the custodian of public records, excluding Saturday, Sunday, and legal holidays, and runs until 5 business days have elapsed. The contact information for the city’s custodian of public records is posted in the city’s primary administrative building in which public records are routinely created, sent, received, maintained, and requested and on the city’s website.
